Why you need pre-commission cleaning

Newly installed or modified closed water systems aren't sparkling clean to begin with. During installation, pipework often collects corrosion products, debris grease and even microbiological fouling. And don't forget all the dust, dirt and residues from cutting oils or flux. If left in place, these contaminants can lead to reduced flow rates, blockages at strainers, bacterial contamination and eventually the failure of your system.

Skipping proper pre-commission cleaning can cause long-term issues like poor heat transfer, increased maintenance costs and system inefficiencies that show up only after handover, when they’re harder and more expensive to fix.

BSRIA’s pre-commission cleaning guide (BG29/2021) sets out a clear cleaning procedure for flushing, biocide dosing and chemical cleaning, all tailored to the specific materials used - from carbon steel to stainless steel and everything in between.

Proper cleaning also ensures accurate water treatment dosing, better corrosion control and a system that performs reliably from day one. A clean system will result in a longer lifecycle, protecting your investment.

What you’ll get from our pre-commission cleaning service

Two dedicated points of contact

There's nothing more frustrating than hiring a contractor to complete essential work and not being able to get in touch with them. That's not the case with Aqua Compliance. You'll get two dedicated points of contact so you'll always have someone available:

Your technical account manager will be your point of contact for technical queries. They'll also familiarise themselves with your site and run the whole project so you don't have to. They let you get on with what's important.

your back-office co-ordinator will be available for day-to-day queries. They'll take care of booking and co-ordinating your job and can support you with any non-technical queries.

BSRIA-compliant velocity flushing and system cleaning

We follow the BSRIA BG29:2021 guidance to deliver flushing and cleaning that meets the highest standards for commissioning. That includes a velocity flush using temporary pumps to achieve the correct flow rates and remove particulate matter, silt and construction debris from the system. Whether you're dealing with thin-walled carbon steel pipes or larger closed circuits, our experts will get it into tip-top condition.

Thorough chemical cleaning and biocide dosing

Once flushed, your system may need additional chemical cleaning agents, such as acidic or chelant-based cleaners, to remove corrosion deposits and provide a clean metal surface, which helps with efficient energy transfer. We also use biocide dosing to eliminate microbiological contamination, biofilm build-up and the risk of bacterial fouling developing before or after handover. Every product is selected based on your system’s materials and condition.

Regulated lab testing and full documentation

We back up our work with regulated laboratory testing, including microbiological and chemical analysis to confirm your water quality meets required standards. We provide detailed documentation including results, an overview of our work and system observations, ensuring you have all the information you need and supporting your project’s audit trail.

A system ready for launch

All of this combines to leave you with a system that’s clean, efficient and ready for commissioning. From closed-system pre-treatment cleaning to the final sign-off, we help you avoid the issues that damage long-term system performance, like microbial slimes, poor dosing accuracy and future corrosion risks.

Our Process

We know construction and refurbishment projects run on tight schedules, so we’ve built a process that’s straightforward, efficient and designed to avoid delays.
1

Enquiry and site understanding

Your technical account manager receives your enquiry and takes the time to understand your system and site. They’ll get to know your pipework materials, water types, planned commissioning dates and any previous works to provide an accurate, tailored quote.
2

Pre-visit site inspection

Prior to works starting, we carry out a site inspection to ensure everything we've quoted is achievable on-site. This avoids surprises, supports method statement preparation and ensures we select the right cleaning methods, chemical treatments and equipment in advance.
3

Pre-commissioning cleaning process

Our cleaning includes velocity flushing and chemical cleaning, all while monitoring flow rates, pressures and system performance. Our team will flag any defects or concerns there and then. No waiting, no chasing.
4

Reporting and aftercare

The next working day, you’ll receive all documentation, including system observations, any remedial actions and chemical usage. Lab results follow as soon as we've processed our water samples. If your system needs remedial action or follow-up treatment, we’ll include recommendations and quote options to keep things moving.
